Getting Started

Your first steps — explore the app, then set up your real portfolio with the guided wizard.


This is the quickest path from a brand-new account to a working portfolio.

Explore first if you want

When you log in, the Dashboard is your home base. It shows your money snapshot, occupancy, overdue rent, open work orders, today's briefing, and recent activity. Click around the left-hand menu — nothing breaks just from looking, and you can delete anything you add while you're learning.

Set up your real portfolio

When your portfolio is empty, the Dashboard shows a "Finish setting up your portfolio" banner. Click Start setup to open the guided wizard, which walks you through it one step at a time:

  1. Portfolio — name your portfolio and set your time zone.
  2. Owner — add the owner (you, or an LLC/co-owner).
  3. Property — add your first property and its units.
  4. Tenants — add the people living there.
  5. Lease — tie a tenant to a unit with rent terms.

You can leave and come back; the wizard remembers what you've already created and lets you skip ahead.

You don't have to type everything

Remember the core idea: anywhere you'd normally type a record, you can usually scan or photograph the source document instead and let the app fill it in. See How scanning works for the big picture.

Tip: do one property end-to-end

Rather than entering everything at once, set up one property, one unit, one tenant, one lease, then log a rent payment and an expense for it. Once you've seen the full loop, the rest is just repetition.
